Using 'Rights' on Row in Page not working as expected

I have created a Page Builder article with 2 rows.
I have one row which I want to be displayed to all users who have access to the page
I have a second row where I want only users in Administrator group to have access to this row.
For this row I turn off access and edit rights to everyone except users in Administrator group.
However, when I do this, the User in the Administrator group cannot see the row on the front end.
This is the first time I have used the Rights facility and I am not sure what I am doing wrong.

the problem is related to the fact that your user is also "Registered" but this group has no right to see the item
there is a conflict, and as you don't have the rights in the registered, you can not see it
remove your user from this group and it will work

I removed the user from Registered group and it worked as you said.
I can see now how the 'Rights' facility works now.
